APPENDIX C – ZONING REGULATIONSAPPENDIX C – ZONING REGULATIONS\ARTICLE VI. MEDIUM-DENSITY RESIDENTIAL DISTRICT (RM)

6-1.01 The regulations set forth in this section, or set forth elsewhere in these regulations, when referred to in this section, are the regulations in the Medium Density Residential District (RM). The purpose of this district is to provide quality multi-family development in a higher density setting, while ensuring that livability, property values, open spaces, safety, and the general welfare will be sustained.

6-2.01 In Medium Density Residential District no building, land, or premises shall be used and no building or structure shall be hereafter erected or altered unless otherwise provided for in these regulations, except for the following uses:

1.     Two household buildings, commonly referred to as duplexes.

2.     Multi-household buildings.

3.     Condominium dwelling houses, town homes or attached row houses. The declaration and all details of covenants, by-laws and administrative provisions pertinent to the maintenance of all buildings, structures, land and other physical facilities shall be reviewed and approved by the Planning Commission prior to the issuance of a building permit.

4. Single household dwellings on a permanent foundation, built in accordance with the standards contained in Section 5-1 et seq. of these regulations.

5.     Public and private schools: primary, intermediate and secondary including administrative centers, transportation centers, recreation areas, spectator sports facilities and related uses.

6.     Educational institutions but not dormitories or fraternity or sorority houses unless permitted by these zoning regulations.

6-3.01 Two off-street parking spaces shall be provided for each single-household dwelling unit, each side of a duplex dwelling unit, apartment dwelling unit, condominium dwelling house, town homes or attached row houses.

6-4.01 Height. Buildings or structures shall not exceed three stories in height.

6-4.02 Front yard. The depth of the front yard shall be at least 25 feet on all sides abutting a street.

6-4.03 Side yard. There shall be a side yard of at least eight feet on each side of a building.

All detached accessory buildings shall provide a minimum side yard of eight feet.

6-4.04 Rear yard. The depth of the rear yard shall be at least ten feet. All detached accessory buildings shall provide a minimum rear yard of 20 feet.

6-4.05 Lot area per household. The minimum lot area for apartment units shall be 2,000 square feet per household or 6,000 square feet per building.
